Larkins Way Residence - Queenstown
This beautiful three-bedroom house in Queenstown’s sought-after Larkins Way was cleverly designed by Warren & Mahoney to maximise space and daylight hours.With a cedar and concrete exterior, open plan living and dining area, high peak ceilings and polished concrete floors, this house spectacularly reflects and complements its stunning surrounds. Bi-fold and sliding doors open onto the lawn area, which is the central focus of this 1,106 sq m property. The master bedroom, located at the far end of the house, boasts built-in wardrobes and a contemporary en suite, which is positioned next to a sliding door for an al fresco experience without compromising on privacy.

In 2009, S3 Architects were the supreme winners of the DBH Starter Home Design Competition due to their ‘excellent planning’ and contemporary design.
They applied the same award-winning skills to the remarkable design of 6 medium density units in Dunedin, making these state houses some of the first of their kind in New Zealand.
The design is exceptionally modern compared with that of traditional state housing, and it exhibits an outstanding use of small space that is both functional and attractive.
There was a relatively tight timeframe and some bad weather to contend with, but despite this the build team did an excellent job and delivered to deadline.
These contemporary units have not only raised the aesthetic of the streetscape but the overall value of the street as well.

Originally an old halfway house, this Bond St building was Cook Brothers Construction’s first project. It involved the conversion of an old, 19th century building into 8 modern, luxury apartments. An internal light-well situated in the centre of the building boasts earthquake-proof structural steel and the largest Reid bar cross-bracing in Dunedin. This light-well enables plenty of natural light to flow into all apartments, enabling tenants to enjoy the daylight benefits of a stand-alone house, coupled with the ease of inner-city living. Each penthouse has its own rooftop terrace overlooking the cityscape. Much of the integrity of the building was maintained; for example, the façade, the grand entranceway, and the old gate-style lift were kept intact.
At the time these luxury apartments were built, they were arguably the only of their kind in the whole of Dunedin, making them a highly sought after and desirable place to live.
