The Bathhouse

Our team in Queenstown completed the design and build of The Bathhouse, including three pools, two infrared saunas, one traditional sauna, and one steam room. Delivered to a high standard, the project placed strong emphasis on detail, durability, and user experience, resulting in a premium wellness facility that meets both operational and design objectives.

The Bathhouse was constructed within the footprint of an existing building on a prominent Queenstown site. This project marked Cook Brothers Construction’s first direct collaboration with the client, having previously completed the original base build five years earlier. The design-and-build delivery model allowed the project scope to evolve, enabling continuous refinements to functionality, aesthetics, and build quality throughout construction.

Delivering the project in a high-traffic public area posed challenges around access, safety, and programme management. The project team navigated these complexities with staged works, robust safety protocols, and clear separation of construction and public zones, all supported by proactive stakeholder engagement. Significant demolition and concrete cutting were completed within the existing structure while minimising disruption to the public.

Specialist wet-area construction methods, advanced waterproofing, and meticulous detailing were central to delivering lasting performance. Alternative site sequencing, such as split shifts for key trades, boosted efficiency within the constrained environment.

Despite a demanding timeline, team morale remained high, and the client commended Cook Brothers Construction for their professionalism, quality of work, and the outstanding final result of The Bathhouse.
